Parkade Cleaning

Parkades collect everything cars bring in: grit, tire dust, oil and coolant drips, and in winter, salt and de-icer residue. Left alone, that buildup stains concrete, clogs drains, creates slip hazards and makes a building feel neglected the moment residents drive in.

We plan parkade cleaning around the people who use it. Levels are cleaned in sections so there's always somewhere to park, residents get notices well in advance, and the schedule works around the busiest entry and exit times.

How quotes are priced

Parkade cleaning is priced per visit for a defined scope. The main factors are:

Regular programs usually cost less per visit than occasional deep cleans, because there's less buildup to remove each time.

Parkade Cleaning questions

How often should a parkade be cleaned?

Many stratas sweep regularly and wash once or twice a year — commonly in spring to remove winter residue. Busy commercial parkades may need more frequent washing. Our parkade cleaning guide has recommendations by building type.

Do residents have to move their cars?

Only for the section being cleaned. We work level by level or section by section, so residents move vehicles for a set window rather than all day.

How much notice should residents get?

About a week is common, with a reminder the day before. We provide notice wording the manager or council can post and email.

Can you remove oil stains completely?

Fresh drips usually come out well with degreasing and washing. Old stains that have soaked into porous concrete can often be lightened but not always removed completely.
