How we work

    Site assessment. A building walkthrough with a council representative or property manager to document common areas, access points, parkade levels, and any existing problem areas.

    Scope draft and review. We write a recommended scope and frequency. Council reviews, adjusts, approves. Every scope item is mapped to a specific contract line so there’s never ambiguity about what’s included.

    Onboarding package. Certificates of insurance, WorkSafeBC clearance, bonding letter, and a written SOW package delivered for your council records. We handle this proactively — no one has to chase us for paperwork.

    Service delivery. Weekly, bi-weekly, or monthly visits per scope. Seasonal walk-throughs in spring and fall. Monthly condition reports with photo documentation.

Pricing

Strata contracts are priced as a flat monthly rate based on unit count, number of common-area zones, and visit frequency. A mid-size strata of 40–60 units with weekly cleaning and monthly parkade service typically falls in the $1,500–$3,500/month range. Larger towers (150+ units) with daily lobby care and more extensive common amenities typically start around $6,000/month.

Scheduling

Most strata work happens during business hours to keep residents safe around active equipment and solvents. We schedule pressure washing and exterior work for mid-week mornings to avoid amenity-use conflicts. Emergency response (24/7) is available for active-contract buildings.

Can you present to our strata council?

Yes — happy to attend a council meeting (in person or via video) to walk through our proposal, answer questions, and explain our documentation standards. No charge for the meeting whether or not we’re selected.

Do you work with our property management company?

We work directly with property managers at most of the major Metro Vancouver firms. We’ll take direction from whoever the council has designated as our primary contact — council directly, the PM, or the on-site caretaker.

What happens if a resident reports an issue?

We give the primary contact a direct-line phone number and email. Issues reported via that channel during business hours get an acknowledgment within two hours and a resolution plan within one business day.

How do you handle parkade pressure washing and resident notification?

We coordinate with your property manager or council on a 7-day-advance notification window so residents have time to move vehicles. We work by section so the parkade is never completely inaccessible.
